The construction site of the soon-to-be shopping centre was quite depressing at first sight – there were piles of limestone reaching 4 metres in height, every kind of debris, rubbish and brushwood. It took us three weeks to remove it before we could start with construction. The main challenge during the design process of the centre was concerned with firefighting measures. As regulations in Estonia do not cover sales areas as big as this (maximum covered fire block zone is 2,400 m2), the construction team’s idea of creating a fire block zone of approximately 20,000 m2 was not very warmly welcomed by firefighting experts at first. But by appealing to the experience of Finland and Sweden, where shopping centres are many times bigger than in Estonia, we sueceeded in reaching a common understanding, acquired the necessary licenses and successfully completed the construction work.
