Second phase of construction of Õielehe residential district set to start
As part of the second phase of the Õielehe residential district in the hamlet of Jüri outside Tallinn, we are building three apartment buildings set to be completed by spring 2027. Apartments in the first row house in the district also go on sale today.
The buildings in Õielehe are compact, cosy and compatible with families of various sizes. There will be a total of 33 apartments in the two-storey buildings, each with 2–5 rooms. Five two-storey apartments with 4–5 rooms are planned for the first row house in the development.
“A year ago, the first homes were completed in Õielehe and the quarter has been very well received by the residents,” said director of Merko Kodud, Indrek Tarto. “They value the peaceful home environment and safe neighbourhood as well as the fact that all of the conveniences needed for everyday life are very close by in Jüri. The city centre of Tallinn can be reached rapidly from the development as well. Families have moved into the first apartment buildings and are eagerly looking forward to new neighbours.”
The buildings in Õielehe are energy class A and all apartments come with a balcony or a terrace. The apartments in the row house have two terraces, facing the morning and evening sun, respectively. Courtyards with landscaping and recreational facilities and playgrounds are also part of the development. Parking spaces for residents’ cars are equipped with readiness for installation of electric vehicle charging points and there are solar panels on the apartment building rooftops. The apartments will also have readiness for adding a cooling system for additional comfort.
Ten apartment buildings and four row houses will be built in total and the quarter will be home to more than 140 families. The first two buildings were completed in spring 2025. Construction of the second phase of buildings will begin in March.
Õielehe is a functional living environment that feels cosy and intertwined with nature. The way the quarter’s buildings are spatially positioned creates a pleasant home environment for the residents. A nearby recreational trail and a Merko-established outdoor gym are an added plus.
Everything needed for a comfortable life can be found close by. Just a walk away from the homes at Õielehe are a number of schools and preschools – including one that Merko built, the Rae State Gymnasium – shops, places to eat and various sports facilities and cultural centres.
