First three buildings of “Gaiļezera nami” have been commissioned for operation

First three nine-storey buildings of the project “Gaiļezera nami”, accommodating 95 apartments in total and developed by the construction company “Merks”, have been commissioned for operation. The project includes 2-4 room apartments with the area ranging from 60-100m²; the total area occupies 5,996 m². Facilitated territory spreads over 7,766 m², featuring children playgrounds, pathway along the lake and parking lots.

“When developing a new residential project, we always focus on the person, who will live there. These are not only apartment walls and finishing materials – it is about the whole surroundings and  living space, which has to be contemporary, qualitative and comfortable so that people would choose this as their home”, as Chairman of the Board of “Merks” Oskars Ozoliņš says.  “Apartment reservation rate indicates that people appreciate “Gaiļezera nami” project and the advantages of the neighbourhood, which is why we have made the decision to start building the next three buildings this spring”.

“Mežciems has both well-developed urban infrastructure with public transport, kindergartens, schools and shopping centres that ensure comfortable daily routine and at the same time it also has a lake shore, Biķernieki and Jugla forests and closeness to nature, which provides various recreational opportunities”,  so tells the project manager for real estate sales of “Merks”  Dace Tumšā, “already during the construction stage we received many calls, especially from the people living in the neighbourhood, who were interested in buying an apartment in “Gaiļezera nami”, and more than 30% of the apartments have been reserved at the moment. Facilitated territory, well-designed apartment layouts and reliable builder are the most common reasons, why people choose to buy apartments in “Gaiļezera nami””.

The project implemented the intention of the architect to install big ceilings and glazed balconies in the apartment, so that people could use them regardless of the weather. The buildings are characterized by high (B class) energy efficiency; external walls are insulated with 21 cm thick rockwool layer. Heating is provided by AS “Rīgas Siltums”; every apartment has a separate heating meter and adjustable heating elements. Common use premises have been provided on the first floors of the buildings for the convenience of the residents, allowing them to store baby strollers and bicycles. The project envisages possibility to purchase individual storage premises and closed parking lots separately. Families with children can also use the housing guarantee program provided by “Altum” for the purpose of purchasing the apartment.

Design and construction process of “Gaiļezera nami” is managed by the construction company “Merks”, which has built housing for more than 1,000 families in Latvia – in the projects  “Jaunbiķeri”, “Viesturdārza mājas”, “Skanstes mājas”, “Skanstes Parks” and others. “Merks” is a company of AS “Merko Ehitus” group – one of the leading construction and real estate developers in Latvia.
