Winning design picked for Tuisumetsa development in Tallinn’s Kristiine district

An architecture competition held to elicit the best architectural urban space concept for Merko’s properties in the Järve community of Tallinn was won by Pluss Arhitektid. The new residential development in the city’s Kristiine district will be called Tuisumetsa.

The invitational architecture competition held by Merko aimed to find the best solution for establishing a modern, multifunctional residential district in the area adjacent to Tuisu and Elektroni streets in Järve.

The total area of the residential district planned for the Tervise 2 // Tuisu 21 and Tervise 4 plots is about 4 hectares. There, 11 buildings will be erected along with development of public areas. A total of 450 apartments and several dozen commercial units are planned for the buildings.

“Besides the high quality of the apartments’ floor plans and the construction, home buyers put a premium on the living environment surrounding their home homes,” said Tiit Kuusik, the head of development for Tuisumetsa. “At Merko, we expect architects to also shape a human-centred living environment inside and around the buildings. And it is a pleasure to see that Estonian architects are very adept in thinking along these lines.”

Four entries were received for the competition. After thorough analysis of the designs, the jury declared the entry titled “Tuisumetsa” the winner, authored by Indrek Suigusaar, Tanno Tammesson and Lisanna Remmelkoor of Pluss Arhitektid.

The competition jury highlighted the well-designed buildings, the emphasis on natural diversity and creation of an appealing outdoor area, promoting healthy lifestyles and incentives for exercise. Paths within the development link greenspaces and recreational areas and a central community square with an art exhibit have the potential to host activities that will forge close bonds between the neighbours.

“Tuisumetsa is special. The towering pines interspersed with unspoiled bilberry and lingonberry forest stands, birdsong, a quiet walk in your own backyard woods and superb connections to city centre and Nõmme’s recreational trails. It’s hard to find environments in the city that tick so many boxes. Here you can really revel in nature and larger families can find room to roam,” said Pluss Arhitektid’s Indrek Suigusaar.

Tuisumetsa’s buildings will range from three to seven storeys and have one- to five-room apartments. The ground-floor homes come with a bonus: private yards with glass-enclosed terraces. The roof terraces on the penthouse level of the buildings provide panoramic views of the surroundings.

Merko will be building a number of activities and recreational possibilities into the green spaces surrounding the residential building. The storefronts on the city centre side of the development will offer Tuisumetsa residents basic services and also host a broad array of other ventures. Homeowners will have bicycle storage rooms in the apartment buildings, with bike parking facilities for visitors; car parking will be on an underground level.

Tuisumetsa will also have its own daycare facility. Merko will co-finance Tallinn city’s construction of a nursery school planned for the plot at Tuisu 20.
